gaming issue?

I literally live .2 miles away from the tower. I don't think it's a switching issue. But what you say about my IP and NAT does make sense especially since T-Mobile locks users out of DHCP settings and will not allow port forwarding. Very frustrating and lame.
I have T-Mobile home internet. I have noticed problems with certain games like Space Engineers and now with GTA5 and RDR2. The rockstar launcher will not connect and when I go to the social club the webpage will not load at all (but the rockstar main page loads fine). Have you guys also had this issue? No problems with the speed Dl is at 400+ UL is at 90+. Also when I switch to my Starlink ISP ALL IS WELL!! (except starlink speeds are crappy where I'm at). Any help or suggestions that do not include "drop T-Mobile" would be helpful.
